Terms of Service

These terms govern your use of Calm Remodel, the remodeling assistant operated by Osii. By creating an account or using the service you agree to them.

1. What Calm Remodel is

Calm Remodel helps a homeowner run their own remodel. Bea, its assistant, reads the quotes you give her and marks what to ask about, keeps the schedule, drafts messages, and gives each person on your job a private link to their own dates and questions.

2. What Bea is not

• Bea is not a licensed contractor, engineer, architect, inspector, lawyer or financial adviser. What she points out is something to ask about, not a professional opinion.
• Safety, structural, electrical, permit and building-code questions belong with a licensed professional or your local building department. Bea will say so rather than answer them.
• Bea can be wrong. Check anything that matters against the documents themselves before you rely on it.
• Your contracts are between you and your contractors. We are not a party to them, we do not recommend or vet contractors, and we take no money from them.

3. Your account

You must be an adult able to form a binding contract where you live. You are responsible for what happens under your account and for keeping your sign-in secure.

4. What you upload, and the people in it

Quotes, photos, emails and messages you give Bea stay yours; you allow us to store and process them to run the service for you. They often name your contractors and crew; you are responsible for having the right to share that information with us and with the people you invite. A crew link shows its holder that person's dates and questions on your job; share it only with them.

5. Acceptable use

Do not use the service to break the law, infringe others' rights, upload content you have no right to, harass anyone, or disrupt or gain unauthorized access to the service. We may suspend an account that does.

6. Prices and payment

• Quote check is free: Bea reads your quotes, up to 5 a day and 20 a month.
• Project Pass is a one-time payment per project (currently $149). It covers one remodel from the day you buy it until the job is finished, with no time limit. A new job after that one is finished is a new pass.
• A pass includes a monthly allowance of Bea's work, shown in the app as a bar. If it runs out, you can buy a one-time top-up or wait for the next month's allowance; the rest of the app keeps working either way.
• Prices are in US dollars. Payments are processed by Polar as the merchant of record: Polar, not Osii, is the seller of record and handles your card details, receipts and applicable taxes.

7. Refunds

You can get a full refund of a Project Pass within 14 days of buying it. Our refund policy has the details, including top-ups.

8. Ending your account

You can stop using Calm Remodel and delete your account at any time. Deleting it removes your projects and files as our privacy policy describes. We may suspend or close an account that seriously or repeatedly breaks these terms, or where the law requires it.

9. Availability

We work to keep the service running but do not promise it will be uninterrupted or error-free. We may change or discontinue parts of it; for a significant change we will give reasonable notice.

10. Ownership

The service, its software, characters and design belong to Osii. What you upload remains yours.

11. Disclaimers and liability

The service is provided "as is", without warranties, to the extent the law allows. To the extent permitted by law, Osii's total liability arising from the service is limited to what you paid us in the twelve months before the claim, and we are not liable for indirect or consequential loss, including the cost of work, materials or delays on your project.

12. Governing law

These terms are governed by the laws of the Republic of Korea, and disputes go to the courts having jurisdiction there, without limiting any mandatory consumer-protection rights you have where you live.

13. Changes and contact

If we change these terms we update the date above, and for a significant change we tell you first. A change applies from then on and never reaches back into a pass you have already bought. Questions: hello@calmremodel.com.
